440 FIRST STREET, NW, IS LOCATED BETWEEN D AND E STREETS IN DOWNTOWN WASHINGTON, D.C. NEAR THE UNITED STATES CAPITOL. THE EXISTING 8-STORY BUILDING WAS CONSTRUCTED IN 1982 AND HAD NO SIGNIFICANT UPGRADES UNTIL THE RENOVATION WAS INITIATED IN 2012. THE ADDITIONAL 34,500 SUARE FEET EXTENDED THE STRUCTURE THREE FLOORS VERTICALLY AND THUS ACHIEVED A TOTAL NUMBER OF 10 FLOORS AND A NEW MECHANICAL PENTHOUSE. THERE ARE TWO EXISTING BELOW GRADE PARKING GARAGES, WHICH WERE REPAIRED AND UTILIZED AS A VALET PARKING FACILITY.

CURTAIN WALL DETAIL

BUILDING ENCLOSURE

 

THE EXISTING BUILDING SKIN (FACADE), CONCRETER ROOF AND  PENTHOUSE WAS COMPLETELY REMOVED AND THE BUILDING WAS RE-CLADDED WITH CURTAIN WALL ON THE NORTH FACADE AND ALUMINUM AND GLASS WINDOWS IN BRICK SPANDRELS ON THE REMAINING SIDES.

 

THE NEW FACADE NOW STANDS AS A UNITIZED GLASS AND METAL CURTAIN WALL SYSTEM, THUS CREATING A MORE MODERN AND EXPRESSIVE ARCHITECTURAL LOOK.

 

 

SUSTAINABILITY

ROOFING

THE EXISTING BUILDING WAS RE-USED AND TRANSFORMED INTO A NEW, SUSTAINABLE, STATE-OF-THE-ART BUILDING.

 

GREEN ROOF WILL HAVE LOCAL PLANTS THAT REQUIRE MINIMAL WATERING AND ALSO REDUCES STORM WATER OVERFLOW AND MINIMIZES "HEAT ISLAND" EFFECT.

 

RECYCLED MATERIALS ARE USED AND ARE OBTAINED REGIONALLY.

 

THE BUILDING HAS ACHIEVED LEED PLATINUM CERTIFICATION.

440 FIRST STREET HAS A FLAT ROOFING MEMBRANE, WHICH IS CALLED A PVC SYSTEM. IT IS A SINGLE-PLY ROOFING MEMBRANE MADE OF THICK AND VERY FLEXIBLE THERMOPLASTIC MATERIAL.

 

THE ROOFING ALSO CONSISTS OF 4" RIGID INSULATION (MIN.) ON METAL DECK.

 

THE MAIN ROOF CONSISTS OF A ROOF TERRACE WITH SEATING AREAS AND OUTSTANDING VIEWS.

PRIMARY ENGINEERING SYSTEMS

STRUCTURAL

THE EXISTING BUILDING IS A CAST-IN-PLACE CONCRETE STRUCTURE CONSISTING OF TWO-WAY STRUCTURAL CONCRETE SLABS AND REINFORCED COLUMNS. A CONCRETE SLAB-ON-GRADE OCCURS AT THE LOWEST LEVEL OF THE GARAGE, WHILE THE CONCRETE COLUMNS AND FOUNDATION WALLS ARE SUPPORTED BY SPREAD FOOTINGS. THE ADDITION OF THREE STORIES OF STEEL FRAMING (TWO NEW FLOORS AND A ROOF/PENTHOUSE) ABOVE THE EXISTING  8TH FLOOR. THE NEW FRAMED FLOORS AND ROOF ARE CONSTRUCTED USING COMPOSITE FRAMING WITH 5 1/4 INCH THICK SLAB (COMPRISED OF 3 1/4 INCHES OF LIGHTWEIGHT CONCRETE FILL ON A 2 INCH THICK METAL DECK) AND BEAMS SPACED AT APPROXIMATELY 10'-0". GIRDERS WILL SPAN BETWEEN COLUMMNS AT 20'-0" A COLUMN LAYOUT FOR THE ADDITION THAT CREATES INTERIOR COLUMN FREE SPACE BY ELIMINATING THE FIRST INTERIOR COLIMNS ON THE EAST SIDE OF THE BUILDING. THE NEW COLUMNS ARE TYPICALLY 10 INCH WIDE BY 10 INCH DEEP. 

 

FRAMING RENOVATIONS

THE EXISTING ROOF SLAB AND PENTHOUSE WILL BE REMOVED, AND THE SLAB EXTENSION AT FLOORS 2 - 8 OCCURS AT THE EAST SIDE OF THE BUILDING TOWARDS THE NORTH, TO MATCH THE NEW UPPER FLOORS. 

 

MECHANICAL

DURING THE RENOVATION OF 440 FIRST STREET, THE PRIMARY MECHANICAL DEDICATED OUTDOOR AIR SYSTEMS (DOAS) WERE REPLACED AND RESULTED IN A 25 PERCENT REDUCTION IN ENERGY USAGE. IT CONSISTS OF THREE MECHANICAL ROOMS HOUSED IN THE PENTHOUSE AND 2 COOLING TOWERS ON THE PENTHOUSE ROOF. FURTHERMORE. WITH CEILING HEIGHTS OF 8 FEET 4 INCHES AND THE USE OF A STEEL FRAME, THERE WAS NOT ENOUGH ROOM TO PASS DUCTWORK UNDER THE STRUCTURE. THUS, THE STEEL BEAMS AND GIRDERS WERE DESIGNED WITH OPENINGS TO ACCOMODATE FOR THE DUCTWORK AND PIPING.

CONSTRUCTION

RENOVATION OF 440 FIRST STREET BEGAN IN FEBRUARY 2012. THE RENOVATION SCHEDULE WAS APPROXIMATELY THIRTEEN MONTHS AND THE CONTRACT TYPE IS A GUARANTEED MAXIMUM PRICE CONTRACT. THE PROJECT COST WAS APPROXIMATELY 22 MILLION DOLLARS.

LIGHTING

THE INTERIORS ARE WELL LIT WITH LED FUXTURES, AND OTHER VARIOUS ENERGY SAVING LIGHT FIXTURES, THUS INCREASING THE OVERALL ENERGY EFFICIENCY. THE CURTAIN WALL AND THE MANY WINDOWS IN THE FACADE PROVIDE THE BUILDING WITH NATURAL DAYLIGHTING.
